The vision for this project is to redevelop a well located and under-utilised parcel of waterfront land into a high quality residential development incorporating both affordable and market housing to appeal to a diverse range of potential residents.

The site is located at 27 Leeds Street Rhodes at tip of the Rhodes Peninsular immediately to the east of the Rhodes West Development Area and at the western edge of the Leeds Street Industrial precinct. The site is well serviced by existing transport networks including Rhodes and Meadowbank railway stations and the Meadowbank ferry wharf.

The design concept for the project is a direct result of a detailed analysis of the site itself, and was influenced and informed by the surrounding natural and urban context. A variety of siting and layout options were explored culminating in the development of the preferred concept.

The preferred concept incorporates building forms and heights that respond well to the surrounding context, provide excellent amenity outcomes for the development and have no discernible negative impacts on the surrounding context. The proposed development incorporates building forms that signify place and integrate well with the scale of development in Rhodes.
